Where growth is won or lost in senior living.

The buyer is almost never the resident. It is an adult child, often a daughter, who has just been told a parent cannot go home from the hospital, or who has spent a year watching a decline and finally decided. She searches at night, on a phone, and she is comparing four or five communities at once. She wants to know what the care actually includes, what it costs, whether the staff will be kind and whether she can visit tomorrow. The community that answers those questions on its website and calls her back within minutes gets the first tour, and the first tour wins more often than not.

The economics are unforgiving. A single unit turning over is worth a year or more of rent, so the cost of a slow follow-up is enormous, and the cost of a referral site placement is a month or more of that rent paid out.
